COMMERCIAL CHIEF ENGINEER

Location: Houston, TX (45/Fuqua)

Pay: $85,000 - $95,000 (depends on experience)

**MUST HAVE 5 YEARS EXPERIENCE AS A CHIEF ENGINEER IN COMMERCIAL REAL ESTATE**

Position Overview:

We are seeking a highly skilled Chief Engineer to lead and manage engineering operations across a portfolio of Class A/B commercial office buildings. This role requires deep technical expertise and leadership experience to ensure the reliability, safety, and efficiency of building systems, including central plants, chillers, air handling units (AHUs), and underground storage tanks (USTs). The Chief Engineer will oversee engineering teams, manage maintenance protocols, ensure regulatory compliance, and provide strategic input to improve building performance and sustainability.

Key Responsibilities:

• Oversee daily operations, preventive maintenance, and repairs of mechanical, electrical, and plumbing (MEP) systems across multiple properties.
• Manage and direct on-site engineering staff and third-party contractors, ensuring high performance and alignment with company standards.
• Monitor and maintain building systems including:
  • Central plant operations (boilers, chillers, cooling towers)
  • Air handling units (AHUs) and variable air volume (VAV) systems
  • Underground storage tanks (USTs) in compliance with environmental regulations
• Collaborate with property management and ownership teams on capital planning, system upgrades, and energy efficiency initiatives.
• Ensure compliance with local, state, and federal codes and regulations (EPA, OSHA, etc.)
• Manage building automation systems (BAS) to monitor performance and identify areas for improvement.
• Develop and manage operating budgets and vendor contracts for building systems and services.
• Lead emergency response efforts and ensure appropriate training of on-site teams.
• Oversee documentation of maintenance activities, inspections, and system performance metrics.

Qualifications:

• Minimum 5 years of experience as a Chief Engineer overseeing a portfolio of commercial office buildings.
• Strong knowledge of commercial HVAC systems, including chillers, cooling towers, AHUs, and BAS.
• Experience with central plant operations and underground storage tank (UST) management.
• Proven leadership skills with experience managing multi-site engineering teams.
• Solid understanding of building codes, environmental regulations, and safety practices.
• Familiarity with CMMS (Computerized Maintenance Management Systems) and energy management software.
• Excellent communication, organizational, and analytical skills.
• Ability to respond to after-hours emergencies as needed.

Education & Certifications:

• High school diploma or GED required; Associate or Bachelor's degree in engineering, facilities management, or related field preferred.
• Relevant technical licenses or certifications (e.g., HVAC, EPA Universal, Stationary Engineer License) strongly preferred.
